Fully Managed Service

As part of our full management service you will receive help and advice at each stage of the letting process:
  • Rental income advice
    We will advise you of a potential rental income based on current market conditions and agree which market your property is best suited to prior to marketing.
  • Marketing
    We will market the property to the widest possible audience advertising on our own website as well as other major property portals. We will erect our eye catching ‘to let’ board to promote the property to our database of registered tenants, as well as local businesses and relocation agents.
  • Tenant Referencing
    We offer comprehensive tenant referencing which includes checking the tenant’s landlord references, employer’s references as well as a credit and identity check. For a small additional cost, there is also an option to upgrade and include a guaranteed 12 month eviction service if the tenant defaults on payment.
  • Property furnishings
    We can advise you on which items should be left in the property if any to allow the property to be let quicker and also comply with the Fire Safety Legislation.
  • Inventory/Condition Report
    We will arrange for a Condition Report to be prepared for the property. This will include the contents, fixtures and fittings and their condition. This is strongly advised to protect yourself from any damage that may be caused through fault of a tenant.
  • Gas and Electrical Safety
    Legally you must have a valid gas safety certificate in place prior to any tenant moving into a property. You must also have proof that all electrical appliances are safe. We can arrange the annual PAT (Portable Appliance Test) and Gas safety inspections.
  • Short assured tenancy agreement
    We draw up a legally binding tenancy agreement between you and your tenant. We sign the contract on your behalf and will forward you copies for your records.
  • Security deposit
    We collect a security deposit from the tenant prior to them signing the tenancy agreement. We will register the deposit with a government approved scheme for the duration of their tenancy.
  • Utilities and Council Tax
    We will transfer the accounts between yourself and the tenant.
  • Routine inspections
    We will inspect the property 1 month after the tenant moves in and then once every 3 months thereafter. We will report to you on the condition of the property after each inspection and if there is anything needing attended to we will advise and arrange more frequent inspections if there is a concern with the tenant.
  • Property management
    We will deal with any maintenance issues that arise in the property. We will notify you prior to instructing any repairs unless there is an emergency needing urgent attention.
  • Rent collection
    We set up a standing order with the tenant to collect the rent on a monthly basis and will transfer to you each month less any fees or invoices to be paid. You will receive a statement each month to advise the balance transferred to yourself and rent will usually be transferred to your account within 7 working days of us receiving the funds.
  • Tenancy renewal
    We will negotiate tenancy renewals where possible advising on a rental review where applicable.
  • Check out
    We arrange to check out the tenant at the end of the tenancy using the Condition Report signed by the tenant. We will report to you on the condition of the property, arrange any necessary works and identify any deductions to be made from the tenants deposit.
