Tenant’s are our customers and we take our responsibility as the landlords agent very seriously. We make it our priority to treat every tenant fairly and respectfully and strive to create a professional, sustainable relationship with our tenants from day one.

You will be provided with a clean, inspected property which meets all legal and safety requirements. In return we only ask you treat the property as you would your own and return it at the end of your tenancy in the same condition in which you found it.

When applying for a property to rent with Marchside we require all tenants to complete application forms that will be provided to you at the time of viewing a property. We also require a security deposit equivalent to one month’s rent plus £200. An initial holding deposit of £200 is required up front to secure the property. Once the references are completed successfully the holding deposit will be put towards your security deposit. The full security deposit and your first month's rent will be due on or before the date of entry. Your deposit will be kept in a government approved deposit holding scheme.
We will arrange a convenient date for you to visit our office to run through all the relevant documentation with you and take payment of the rent and deposit.

We will also arrange to meet you at the property for the handover of keys and provide you with an inventory for you to approve in order to safeguard your deposit.
Please ensure when reporting any problems within the property that you have as much information as possible. We will liaise between tenants and landlords in order to get any problems rectified as efficiently as possible.

Please note that if any problems are found to be through fault of the tenant then they may be liable for the costs incurred.
If and when you decide to move out of a property you will be required to give 2 months notice in writing. We will then re-market the property and will need access for viewings during this time. We will arrange a check-out inspection for the end of the tenancy when we will compare the property to the inventory you signed when moving in.

Providing the property is left in the same condition we will arrange for your deposit to be refunded to you.

If your emergency falls outside of normal office hours, we hope this guide will be of use to you. You will have received a copy when your tenancy with Marchside Property began. These services are to be used in an emergency only. If a tradesman is called out to a job that could have been attended to in office hours, the tenant may be liable for part of, or the entire bill.
